On Thursday, May 23, the ribbon cutting ceremony was held to officially open "CODA", the midtown Atlanta office development that is funded by COAMI, managed by COS Capital and developed by our partner Portman Holdings. It is the fourth project that COS Capital has done with Portman Holdings. The project is notable for being the final project in which the Portman company founder, John Portman, Jr. (who passed away late in 2017 at the age of 93) was actively involved in the design.


About 50% pre-leased to the Georgia Institute of Technology prior to starting construction, since its completion a few months ago, the project has achieved a 73% occupancy rate with the latest leases breaking the high rent record for not just the midtown area but for all of Atlanta. Strong interest in the property from prospective tenants make it likely that the project will be 85% leased by the fall of 2019. Its unique design, with a central spiral staircase and collaborative spaces for interactions between different tenants every three floors, is intended to spark innovations across different technologies that might not otherwise have occurred.
